Across nearly all Sarasota Real Estate Market price segments, June presented impressive sales activity. And as we close out the first half of 2026, sales and pending sales are demonstrating underlying strength in their growth. All sales through the 2nd quarter have grown 13%, and pending sales are up more than 18% when compared to last year at this time. Another important market indicator is available inventory for sale, and at the end of Q2 it was 22% less than a year ago.

The luxury and ultra-luxury tiers are also exhibiting steady sales growth and slowing pace of new listings. Through the end of Q2, inventory of properties selling for more than $1 million has fallen 14% from June 30, 2025, with months of inventory shrinking from 9.1 to 5.8 this year, and sales and pending sales have grown more than 28%. The chart here shows a four-year comparison of all sales over $1 million broken into three price brackets.

Unlike buyers in the broader housing market who are affected by interest rate fluctuations, economic uncertainty, and geopolitical events, our affluent buyers are less anxious and more intentional in their decision making. With a focus more on long-term investment strategies, most luxury buyer decisions remain relatively insulated from an uncertain economic environment.  These purchasers are supported by accumulated wealth and other strong equity positions allowing buyers to train their search on lifestyle choice and exceptional properties.

Despite entering our slowest sales season, the pace of sales and pending sales, as well as the elevated demand leads me to feel confident in our market continuing its steady year-over-year improvement in the months ahead.

Sales

  • Total market dollar volume in June was $797.7 million which increased by $146 million from a year ago.
  • The number of properties sold was 1,169, 180 more than a year ago. The monthly average for properties sold this year is 1,122. The monthly average in 2025 was 957, 2024 it was 912 and in 2023 was 953.
    • Florida’s single-family sales increased 9.3% from last year, and condo sales were 14% above last year.
    • U.S. sales of single-family homes rose 3.3% and condos were 2.7% fewer than prior year.
  • Of the closed sales in June 171 were over $1,000,000. In 2025 the monthly average was 116, 2024 the monthly average was 124, and during 2023 the average was 126 sales.
    • Florida homes sold for more than $1 million were 31.8% higher than June 2025 and condos closed at over $1 million rose 31.7%
  • In June 993 listings went to a pending contract, an increase of 93 transactions from a year ago. Year to date there has been an average of 1,222 pending sales per month. There was an average of 961 monthly pending transactions in 2025, 902 in 2024, and 929 per month in 2023.
    • Florida’s single-family pending sales increased 4.1% and condominiums fell 11.7% compared to last year.
    • U.S. pending sales in June were 5.4% lower than last year.

Prices

  • Single-family homes were sold at a median price of $492,450. The average monthly median price for houses sold this year is $485,000. The average monthly median price for 2025 was $473,000, in 2024 $505,500, and in 2023 $510,000.
    • In June, Florida median price for single-family homes was $432,000, a 4.9% increase over last year.
    • The national median price for existing homes grew 1.8% to $446,400.
  • The condominium median sale price was $343,750. The average monthly median price for condos sold is $337,000 this year. The average monthly median price for condominiums sold in 2025 was $331,000, in 2024 $382,000, and 2023 $388,000.
    • The median price for a Florida condominium in June was $305,500, a 1.7% increase over June 2025.
    • U.S. median condominium price grew 1.6% to $380,000.
  • Sarasota houses sold on average for $733,000 for the month. The year-to-date monthly average is $732,000. The annual monthly average was $685,000 last year, $715,00 in 2024, and $695,000 in 2023.
  • Condominiums sold for an average price of $572,00 last month. The year-to-date monthly average is $529,000. The annual monthly average was $510,000 in 2025, $729,000 in 2024 and $622,500 in 2023.
  • Inventory
    • Currently there are 5,522 properties for sale in Sarasota. At the beginning of this year there were 5,442 listings for sale, 4,426 in 2024 and 2,431 in 2023.
    • The Sarasota market had 1,490 new listings in June. The market averaged 1,131 new listings monthly last year, 1,391 in 2024, and 1,318 in 2023..
    • Current inventory results in 4.1 months of single-family homes for sale in Sarasota and 6.3 months’ supply of condominiums.
    • Inventory of properties selling for more than $1 million have fallen about 15%, however Sarasota is seeing an increase in listings of ultra-luxury homes of $5M or more, with a total of 166 currently on the market.
      • Florida currently has 4.5 months of single-family inventory and 8.1 month’s supply of condominiums. Inventory of properties selling for over $1 million have decreased about 14% from last year.
      • U.S. inventory of existing single-family homes grew 6% compared to last year and condo inventory fell 28.2%.
