There were 22 homes sold this year in our neighborhood, Bird Key, compared to 34 in all of 2008, 32 in 2007 and 18 in 2006. The year to date sales volume is $19,700,000 compared to $46,000,000 in 2008. The main reason being that there has only been one sale this year of a substantial bay front home. This year homes have sold on average for 70% of list price compared to 80% in 2008. The average days to contract is down from 200 to 163. There are currently 37 active listings and we began the year with 39 active listings ranging from $539,000 to $9,900,000. As is typical in our overall local real estate market this year 17 of this years closed sales have been for garden homes as opposed to the more expensive waterfront homes.
